A collection of warehouses in industrial Midtown, known as the historic Armour Yard, is joining the growing loft-office trend in Atlanta.
Construction will begin soon on the first of seven buildings. They’ll be converted into so-called “West-Coast-Style Loft Office Space.”
Hank Farmer is one of the partners at the real estate firm Third & Urban. He and his former colleague at Jamestown, Pierce Lancaster, started the firm to work on smaller-scale projects closer to Atlanta.
“As we looked across the country, something that stood out was how some of these ’60s, ’70s vintage warehouses were being converted into campus-like loft office spaces out in L.A. and the West Coast,” Farmer said. “It felt like something we could bring to Atlanta.”
He also worked on Ponce City Market and says the trend is to build offices with more natural light, collaborative open spaces and lots of street parking. He says driving seven stories to a parking spot, going through security and then taking an elevator to the 25th floor every morning to get to work isn’t the most appealing office experience.
“I think coming into a well-located industrial district where you can surface park, immediately walk into your office, open and collaborative workspace, from our perspective, that’s where we want to office and we think that’s a trend that’s going to continue in the future,” Farmer said.
The $70 million project is adjacent to SweetWater Brewing Co. and near a planned segment of the Atlanta BeltLine, Path 400 trail, I-85 and Piedmont Park.
It will include restaurants, public art installations, coffee shops and entertainment options.
